    Tessa Munekiyo Ng, AICP, Vice President

    Tessa was born and raised on Maui. After spending 10 years on the mainland, she returned to Hawaii to join Munekiyo Hiraga, leading its Oahu office. Tessa earned a Bachelor’s degree in Political Economy from Georgetown University in Washington, DC. After completing her undergraduate studies, Tessa continued her education at the University of California at Berkeley, earning a Masters of City Planning, with a concentration in Housing and Community Development.

    Tessa began her career in California, working as an Associate and Senior Associate at Bay Area Economics (BAE), an urban economics consulting firm based in the San Francisco Bay Area. While at BAE, Tessa developed knowledge and experience in fiscal impact analysis, real estate economics, market analysis, and affordable housing.

    At Munekiyo Hiraga, Tessa has advised major landowners, government agencies and non-profit organizations through the environmental review and land use permitting process. Her work includes preparation and processing of various State and County land use entitlements and Environmental Assessment and Environmental Impact Statement documents for projects across Hawaii. In addition, Tessa assists clients with various feasibility analyses, market studies, and economic and fiscal impact analyses.

    Tessa is a member of the American Institute of Certified Planners (AICP), American Planning Association (APA), Urban Land Institute (ULI), and Lambda Alpha International (LAI) Aloha Chapter. She is the President of the APA Hawaii Chapter, Communication Chair for LAI Aloha Chapter, and serves on the Executive Committee of the ULI Young Leaders Group. Tessa is also actively involved with the Georgetown Alumni Club of Hawaii.

    Something you didn’t know:
    Tessa spends her weekends at the basketball court and soccer field watching her sons play sports (or in the case of the younger one, sit in the middle of the field and pull out grass).
